Summary of Changes

• 733 new item operations have been added for the July database update.

Database Updates

• Standard monthly material price update.
• New Items Include: Walk-In Cooler Panel items, Apron Sink items, additional Countertop options, additional Vanity options, Vinyl Storm Doors, additional Drywall options, additional Security System options, and more (full list included below).
• The Cotality Construction Pricing Intelligence team is monitoring the ongoing impacts to fuel prices resulting from the ongoing instability in the Middle East region. Cotality performs daily monitoring of construction materials and will reflect any changes to prices as they occur in each pricing cycle. For short term impacts to gasoline prices, Cotality reminds customers that there are (2) potential items that Estimators can consider to address short term increases in fuel prices, both located in the Permits and Fees Category:
  • Fuel Surcharge (User defined lump sum charge)
  • Mileage Charge (Per Mile)
• For the July Database update, the Cotality Construction Pricing Intelligence team continues to make labor efficiency changes to numerous Item Actions based on focused research and reviews. Please note that the bulk of these updates have been completed, and rate of change will slow in the coming months. Additionally, customers will see the last major round of decreases in material costs. These decreases reflect ongoing market softness in demand for certain construction materials, supported by new survey data highlighting lower available price points.
• Also included in the July Database update:
  • A phased reduction in material markup charges across all material components, marking the continuation of a phase-out that will be complete with the August Database update. All markup costs previously associated with materials will be transitioned into the burden rates within trade billing rates going forward, and an updated Claims Construction Cost Database Methodology Whitepaper will be published at that time.
  • As part of a broader initiative extending through 2026, Cotality is implementing several enhancements to its category structure. These updates include consolidating Contents Cleaning Actions into a single category with associated subcategories, introducing new Commercial Equipment subcategories and actions, and adding a new Fire Protection Systems category. These updates are intended to improve category organization, consistency, and ease of navigation.
  • For the July release, the following changes were made:
    • APP – Commercial Kitchen Appliances has been renamed to APP – Commercial Kitchen Equipment.
    • EXC – Excavation has been consolidated into the LND–Landscaping category, which has been renamed LND–Landscaping & Sitework.
    • A total of 72 actions were reassigned to different categories, including numerous Asbestos and Commercial Kitchen actions that were previously grouped under FEE – Permits and Fees and APP – Other respectively.

  • As a reminder, users can submit feedback, request information on pricing database items, and/or suggest new items using this online form.

Claims Construction Bulletin

• To keep our clients informed of current market trends, Cotality® has curated a monthly bulletin of trending cost variations for various loss types by regions within the U.S.
• Please note, this is a temporary link while a new and revamped version of the bulletin is under development.

Item Image Updates

• No new images were added or updated for the July database update.
• 2816 total images are currently present in the database, covering 5029 specific line items.

Assembly Updates

(New – Assemblies)

• Temporary Repairs & Board-Up
  • A new assembly has been created and added for the July database release. The new assembly is "Temporary Repairs & Board-Up".
  • This assembly is designed for use in loss scenarios where temporary repairs and/or board-up need to be estimated for, including board-up for doors and/or windows, temporary roof protection, temporary wall protection, temporary fencing, and/or temporary utilities.
  • This assembly can be applied to any context as it is diagram agnostic.
• Tree Removal
  • A new assembly has been created and added for the July database release. The new assembly is "Tree Removal".
  • This assembly is designed for use in loss scenarios where tree removal needs to be estimated for; including tree removal from a building/structure, tree removal from fencing, tree branch trimming, stump removal, and/or reimbursement for incurred costs if needed.
  • This assembly can be applied to any context as it is diagram agnostic.

• Interior Cleaning by Room
  • Updates were made to repair an issue with wall and/or ceiling cleaning not populating quantities for the initial default set selection. This is now fully functional.
  • Backend updates were made to retain functionality for changes included with the July database update. This is a backend only update and users will not see any visual difference.
• Water Mitigation
  • Backend updates were made to retain functionality for changes included with the July database update. This is a backend only update and users will not see any visual difference.
